You may think buying or selling a home is going to be easy. How hard can it be, right? You’ll just go down to the local hardware store, buy one of those “For Sale by Owner” signs, write in your phone number with a sharpie, and stick it out in the yard. What’s next? Can you handle all the phone calls coming in day and night because people are not concerned about your sleeping schedule? Or the ones who don’t call and instead, just start pounding on your door to let them in and get a full tour when you’re in a bath robe, have a towel around your hair, and haven’t cleaned up after dinner yet. Are they qualified? Are you wasting all your time on people who can’t buy your home anyway? If they are qualified, what’s next? Do you know what to put in a contract to make sure you are protected?

The most difficult tasks for FSBO sellers include: understanding and performing the correct paperwork, setting the right price, attracting qualified buyers, having enough time to devote to all aspects of the sale…. I could go on and on. The truth is: YOU NEED ME! You can’t do your job and my job at the same time. You will miss something. You will get yourself into trouble without even knowing it until it’s too late. It can’t be fixed. What the hell are you going to do then?? It’s too late to call me! You got yourself into a mess and now you have to get yourself out of it. You have to keep up with the yard, the cleaning, the pets, the kids, your job…let me do the rest.

I was just like you when I decided to become a REALTOR®. I knew it was just going to be so fun and easy. I studied my butt off, aced my tests. I read the Oklahoma Real Estate License Code and Rules book from front cover to back cover. I knew the laws like the back of my hand. I was so ready! HA Boy was I wrong. I remember turning in my first listing folder to my truly magnificent office manager, Denise. She was so excited for me. The newest little ladybug with her first listing. The first thing she said is, “Awesome. Where’s the key?” Umm…. did I really not remember to get a key? You may be thinking that’s no big deal but it didn’t stop there. Where was the disclosure? Who do we contact to schedule a showing and when is the best time for showings? Square footage Acknowledgment? Is there a payoff? Oh my lord, it went on and on. I was so overwhelmed when I realized just how much I had yet to learn. It was a hard lesson and the sellers ended up taking it off the market 4 months later anyway. This was just a listing folder. That’s easy. Can you imagine how much Denise had to ask me for when I turned in my first sales folder. I don’t even want to talk about it.

Buyers, do you think you have it easy? You looked at the house yourself. It looks good. You don’t need a REALTOR®, right? You got this! Think again, missy!! Do you know who to call for inspections? What kind of inspections to get? Are you protected in the contract? Can the seller provide clear title? What is title insurance? If you back out of the contract because termites have eaten the entire foundation of the house and your king size bed would just fall straight through the floor, do you get your earnest money back? Did you even know there is such thing as an earnest deposit? There are so many reasons you need a REALTOR®. Through the excitement, the planning, the new furniture and appliance shopping, you will forget something and you will not know it until it’s too late.

I feed you information, give you examples of real life situations, and make sure you know all of your options so that you can make an educated decision about the things that will ultimately affect your future. My loyalty is to you as my employer. I look out for your absolute best interest. Yes, it is true that I don’t get paid unless you actually buy or sell a home, but don’t let that scare you. I don’t care if it takes a year to find the perfect home, to find the perfect buyer. We will stick together and we will make it happen. Because as a REALTOR®, I hold myself to a higher standard. I am not your saleswoman. I will not pressure you. I will lead you, protect you, be loyal and honest with you. Don’t do it alone. Don’t walk blindly through this huge step in your life. Let me help.
