Things to Know About Asbestos Survey

Asbestos is a naturally occurring fibre which was widely used in construction and other industries until the late 1990s. Asbestos was used in buildings for insulation, roofing, flooring and was sprayed on walls and ceilings. Some buildings may involve some asbestos in them which poses a risk when damaged or disturbe. This makes it necessary for asbestos inspections and surveys to use place to ensure safety. Asbestos fibres have been found extremely dangerous and damaging to humans when inhaled in to the lungs.

If work is being performed on an asbestos-containing building then it is vital and an integral part of the health and safety risk management process for an asbestos inspection/survey to take place before any work occurs. The purpose of asbestos inspections is to:

  • Locate the asbestos and record the quantity of it
  • Identify how accessible the asbestos is
  • Pinpoint the sort of asbestos material present
  • Asbestos inspections are essential when doing work in the construction industry and are designed to identify and manage asbestos-containing areas and ensure they are left untouched and undisturbed to ensure that no harm comes to anyone. It is also important to identify which survey is needed as a way to cover the issue safely and entirely. The three types of asbestos inspections include:
  • Management: this establishes whether there exists asbestos within the premises by taking samples and means that a management plan needs to be intended to ensure that it is not disturbed or damaged in the process.
  • Pre-demolition: this is required when demolition work is scheduled. This inspection is fully intrusive of the affected areas to check on the building for the existence of asbestos fabric.
  • Pre-furbishment: this is used when refurbishment is planned for a building. It really is very much like pre-demolition in terms of being intrusive, however, the extent of the work will be based upon the nature of the refurbishment. Visit asbestos survey edinburgh to get more insight

Types of Asbestos Surveys

There are two types of asbestos surveys:

1.       A management asbestos survey (MAS).

2.      A refurbishment/demolition asbestos survey (RDAS).

The purpose of the management asbestos survey is to manage asbestos-containing materials during the normal occupation and use of premises.

A refurbishment/demolition asbestos survey (RDAS) is necessary in which the premises, or part of it, need upgrading, refurbishment or demolition.

Asbestos Surveyor

An Asbestos Surveyor carries out asbestos surveys. This may be a Management Asbestos Survey (MAS) or a Refurbishment Demolition Asbestos Survey (RDAS). Asbestos surveys contain building inspection, sampling of suspect materials, laboratory analysis and provision of your survey report.

  • A Surveyor must be competent:
  • Surveyor Qualifications e.g. BOHS P402, RSPH Award in Asbestos Surveying
  • Thorough knowledge of relevant Irish legislation
  • Access to Laboratory equipment for analysis work and which performs satisfactorily in AIMS Scheme (see below) , Laboratory Analysts should be qualified to BOHS P401 or RSPH Award in Asbestos Bulk Analysis
  • Maintains quality assurance and control procedures that conform with internationally recognised standards for asbestos analytical and inspection activities.
